The Eastvale Zoning Code contains the City's regulations governing the development and use of land. These regulations are based on and implement the goals and policies of the Eastvale General Plan. The Zoning Code is intended to do the following:

Facilitate prompt review of development proposals and provide for public information, review, and comment on development proposals that may have a significant impact on the community.

Create a comprehensive and consistent pattern of land uses to help ensure the provision of adequate water, sewerage, transportation, drainage, parks, open space, and public facilities.

Create a complete multimodal transportation network that promotes pedestrian-oriented development, safe and effective traffic circulation, and adequate facilities for all transportation modes (e.g., walking, bicycling, driving, and using transit).

Ensure compatibility between residential and nonresidential development and facilitate the development of mixed-use developments.
Where the Zoning Code Applies
The Eastvale Zoning Code applies to all property within the City of Eastvale, with exception of federal, state, or city-owned property. The revised Zoning Code took effect in December 2013.

The Zoning Map
The Zoning Map (Updated November 2022) is an integral part of the Zoning Code. It identifies the zoning district for every parcel of land in Eastvale, which in turn defines the regulations that apply to the land. PRD (Planned Residential Development)
PRDs, or Planned Residential Developments, are subject to specific development standards (setbacks, lot sizes, lot widths, lot depths, etc.) which are defined in the PRD document. The PRD affecting a lot, parcel, or area should be consulted to ensure that all applicable development regulations are correctly identified and imposed on development. Please see PRD Map.
